Keith Lodge 12 Unit Conservation Area Flatted Development
A 12-unit residential development centred around the sensitive conversion and extension of a prominent Victorian manor within the Keith Conservation Area.
The project combined conservation, renovation, extension and new-build housing within a highly visible and much-loved local landmark. The proposals required extensive consultation and careful negotiation with planning officers before ultimately securing approval by committee.
The design retains and adapts the existing C-listed manor while introducing a series of modern residential buildings arranged around three communal courtyards. These shared spaces create opportunities for residents to meet, relax and play, fostering a strong sense of community while maintaining privacy and amenity.
The development provides a mix of one, two and three-bedroom homes designed to modern energy standards, incorporating high levels of insulation and solar photovoltaic panels to reduce operational energy demand.
Careful consideration was given to scale, massing, movement and neighbour relationships. The arrangement of the new buildings fragments into smaller local elements, creating a respectful dialogue between old and new while integrating comfortably into the surrounding conservation area.
