585 Unit Residential Masterplan & Feasibility Study

AXN Architecture was appointed to develop initial masterplan and feasibility studies for a major residential-led development on a mature woodland estate in Ayrshire

Working alongside the client, planning consultants, engineers and environmental specialists, the proposals explored the potential for approximately 585 new homes within a landscape-led framework that responds to the site's topography, existing woodland structure and environmental constraints.

The emerging masterplan sought to create a varied and sustainable series of new neighbourhoods, combining a mix of housing types, apartments, green infrastructure, public open space, sustainable drainage and community facilities. Buildings were carefully arranged to follow the natural contours of the land, preserving key landscape features whilst establishing distinctive character areas throughout the development.

The study formed part of the initial assessment process leading towards a Screening Opinion and future Planning Permission in Principle application.
