AXN Architecture was appointed to undertake a series of feasibility studies, development appraisals and land value assessments to establish whether the site could support a viable residential scheme. Working closely with the client, planning consultant, quantity surveyor and local authority planners, we tested a range of development scenarios, layouts and financial models.

Over an extensive due diligence period, eight separate appraisal exercises were undertaken to evaluate planning constraints, development costs, site value and project viability.

While a number of potential solutions were identified, detailed analysis demonstrated that the development risks and financial constraints did not align with our clients requirements.

The study ultimately enabled the client to make an informed commercial decision. Identifying unviable opportunities before significant capital is committed can be just as valuable as securing planning permission, avoiding costly mistakes and allowing resources to be redirected towards stronger development opportunities.

A robust brick palette references Leeds' industrial heritage while large glazed elements introduce light, transparency and animation. The vertical tower element acts as a contemporary marker within the cityscape, helping establish a distinctive identity for the development both day and night.

The project explored the potential for a sustainable, high-density urban development capable of transforming one of the city's last remaining waterfront opportunity sites into a vibrant destination.
